Pricing for onChain homes is as transparent as it gets.

As a buyer

The property listing price is all-inclusive and on top of the property value also includes:

  • The marketplace fees - Origin, Opensea, or other.

  • The Roofstock onChain seller fee - This is how Roofstock onChain makes money.

The Roofstock onChain seller fee covers:

  • All closing costs

  • Property insurance for the first year

  • LLC administration for the first year

As a seller

All the fees above add 3% to your sale price, and will be included in your listing price.

At the time of purchase, the smart contract allocates and transfers the funds to each party, on chain. Funds are available immediately after purchase.

Blockchain-based financing is available through our partnership with It can cover up to 80% of the house value. For more information
